Manchester Life – Cotton Field Wharf

dBx Acoustics worked with contractor John Sisk & Son on the design and construction of 302 rental apartments on the Cotton Field Wharf site adjacent to the marina in New Islington, Manchester. The client is Manchester Life. The scheme completed in December 2017.


dBx supported Sisk in their successful tender for the project, and worked with the contractor to develop appropriate specifications for party walls and floors, facade elements, building services noise control and reverberation control. We also carried out a comprehensive noise survey around the site to confirm assumptions made during the early design stages. Near project completion we carried out a series of airborne and impact sound insulation measurements to confirm that the acoustic intent for the design was achieved.

Our work in reviewing and refining the acoustic design of the project ensured that the client’s aspirations for a high quality development, exceeding the requirements of Approved Document E, have been met – but offering significant cost savings compared to the original design which was issued to the tendering contractors.

The development features three buildings of one, two and three bed apartments with landscaped surroundings and communal spaces, interconnecting terraces, 128 parking spaces, and two retail outlets along the marina-side public walkway. There is also a gym and communal space for residents’ use.

Cotton Field Wharf is the first of six development sites within Phase One of the Manchester Life initiative, which in total will see more than 900 predominantly privately rented homes developed in East Manchester, helping to meet ever growing demand for high quality accommodation in the city, and establishing Ancoats and New Islington as one of the city’s most vibrant and attractive neighbourhoods.
